Why homeowners shouldn’t sit out
the winter home market
As the winter approaches, many home buyers move to the sidelines and sit out until spring. This is a direct symptom of how the market traditionally requires families move to a new home. The logic of the market goes that if you want to get the right home, you should list and buy when the most home are available.
In northern markets, this means that during the winter many people who want to move sit out of the market. They have several legitimate fears keeping them listing their home for sale and actively shopping. There is a long-term trend that there is less inventory heading into the winter months with higher levels returning in the spring. Secondly, many homeowners fear that they cannot find the right home for their families if they sell first.
This has led to buyers wait to list, creating a highly competitive market spring. This has resulted in driving up home prices, making nearly every listing a bidding war, and has led to homes selling within days of being listed. So instead of the risk of selling before you can buy in the offseason, the opposite is now closer to the truth.
The reality is there is a much better way to buy your next home when you currently own yours.
How it should work:
- Buy the right home for your family when you find it, no matter when during the time of year
- List your home when you have the most competition that will drive up the price
- Don’t short sell to a guaranteed or instant offer
